GUESTS - All guests staying/visiting The Black Pearl must be registered. The maximum number of guests/visitors at any time is 6 (unless prior approval is given). Unauthorized guests may result in immediate eviction with no refund. Please ensure your reservation is accurate for the number of guests staying at the property. QUIET HOURS/NEIGHBORS - This is a residential area near the beach and neighbors are close by. Please keep noise levels down between 9am-9pm. Please refrain from playing loud music outside and be respectful of our neighbors who live in their homes full-time. PARTIES - No parties or gatherings allowed, and this is non-negotiable. Exterior cameras are present at the front, driveway, and rear of the property. Any signs of a party will result in immediate eviction with no refund. CHECK OUT TIME - Our check out time for every guest is firm at 10am as we usually have another guest checking in that day and our cleaners/maintenance staff is scheduled to arrive promptly at 10. Unauthorized late check outs will incur a $150/hr fee in 1 hour increments up to 2 hours. Anything beyond 2 hours will result in an additional $500 fee. CHECK IN TIME - Our standard check in time is 3pm because we usually have guests checking out earlier that day, and we need time for cleaning and regular maintenance in between guests. You are welcome to check in any time after that, and we will make every effort possible to accommodate your travel times on your check in day. SMOKING - No smoking of any kind (cigarettes, cigars, marijuana, vape) inside the house. Smoking inside will result in a $500 ozone cleaning fee. PETS - We are a pet friendly property and we love our dogs just as much as you love yours! However, there are some rules when it comes to pets: Your pets are welcome at our property but they must be included in your reservation and you are responsible for them at all times. The standard pet fee is $75 per pet per stay and only registered pets are allowed at the property at all times. Any guest who does not include their pet in their booking, but brings a pet with them anyway, will be subject to double the standard pet fee. Guests will be responsible for any damage caused by pets to the furniture, woodwork, flooring, rugs, or bedding. If possible, pets should be crated if left alone. Please clean up all pet waste in the yard prior to checking out. There is a scooper in the shed and waste bags in the kitchen. Failure to clean up after your pet will result in a $100 fee. Pets are technically not allowed on Milford's beaches, however, many people walk their pets, leashed, at off peak times. Please be responsible. *Please note that we follow all federal and state laws regarding trained Service Animals and verified Emotional Support Animals (ESAs). BEACH RULES - There are no lifeguards at Wildemere Beach. Lifeguards are present at Walnut Beach and Silver Sands State Park during the summer. Waterfront property owners own the beach up to the mean high tide line, so please do not set up shop in front of someone's house. Use plastic cups on the beach - glass is not allowed. Please only bring our beach towels, chairs, cart, and umbrella to the beach. Do not bring anything else from The Black Pearl to the beach, including the flippers in the bunk room - these are for decoration only and should not be used by guests. GARBAGE REMOVAL - Please put all trash bags and waste in the appropriate cans located in the driveway. If you are staying with us on garbage night, waste bins should be placed at the end of the driveway on Sunday evening for pick up on Monday morning. Recycling is every other week - please check to see if the neighbors put both cans out to know if it's a recycle week. WASHER/DRYER - The washer/dryer is located in the closet in the king bedroom. We provide a few detergent pods and dryer sheets for each guest. Please only use High Efficiency detergent in the washer and if using anything other than a pod, please do not use too much detergent. Please do not overload the washer or the dryer. Any damages to the washer or dryer due to overloading or overfilling detergent will result in additional fees being charged. FIREPIT/GRILL - We are happy to provide one complimentary bundle of firewood to you to use in the solo stove. Firewood is located in the shed and is only to be used in the solo stove fire pit. Please extinguish fires before heading back inside. Do not leave fires burning unattended. Please turn off the propane for the grill when not in use. Please clean the grill after each use. Failure to properly clean the grill will result in a $50 fee if left excessively dirty at check-out. OUTDOOR SHOWER - The outdoor shower is available with both hot and cold water for brief rinse offs for you or your pets after coming in from the beach. Please do not leave the outdoor shower running for a lengthy period of time, as it might flood the basement. LANDSCAPING - It's possible that our landscapers may show up unannounced to mow the lawn during your stay. They typically take care of the lawn on Thursdays (weather permitting) and will be very quick to mow and weedwack. Please allow them to do their job of keeping our property neat and tidy for you and our other guests. Please ensure that your pets are inside if the landscapers show up and that all pet waste is removed from the lawn. GENERAL/OTHER - -No candles or open flames are allowed at any time. -No confetti, glitter, or slime is allowed. -Use provided Make-Up towels for make-up removal. Stained bath or hand towels will result in a $20 fee. -Only flush toilet paper down the toilets - no wipes, sanitary products, paper towels, or other items should be flushed. -Keep the space clean. Please remember that this is my home and it is expected to be treated with care throughout your stay. -Please do not rearrange any furniture indoors or outdoors. -If you leave any items behind, I am happy to ship them back to you for the cost of shipping. -Please do not take any of the decorations, kitchen items, bedding, or towels home with you. The home is inventoried with photos before and after each guest. Missing items will result in additional fees for the missing items. -Bicycles are to be used at the guests own risk. Please wear a helmet and obey all traffic laws. We strive to provide a five star property for all of our guests and following the house rules is important to ensure the property is kept in top notch condition.
